• 4-bedroom villas: 430 sqm unit on a 532 sqm plot
• 5-bedroom villas: 510 sqm unit on a 630 sqm plot
• 6-bedroom villas: 591 sqm unit on a 720 sqm plot

The wider Wadeem Gardens masterplan includes a 2.3 km Spine, an arena, six clubhouses, an office park and healthcare centres. It also includes a waterfront promenade, retail and dining, two international schools and cinemas. Together these are intended to bring work, schooling and leisure into the same district.

Modon's brochure puts Zayed International Airport around 15 minutes away, Abu Dhabi Global Market around 20 minutes and the Louvre museum around 23 minutes.

Prices start from AED 8.7 million, subject to availability. The 25/75 payment plan works as follows:

• 5% on reservation
• four further instalments of 5% between June 2027 and October 2030
• the remaining 75% in April 2031

The plan is subject to off-plan mortgage approval. UAE Nationals receive a non-transferable 5% rebate from Modon, subject to terms and conditions.
